Consulting and Other Services
Any type of valuation assignment that does not meet the criteria
of the standard reporting formats is considered consulting. You can
ask one of our appraisers about the nature of your property and what
type of report is best suited for you. But, once you request that
the appraiser research the property or express any opinion of value,
a consultation agreement is usually required.
"Comp Searches" are inquiries into the database of sales maintained
by the county or a data provider to which the appraiser may
subscribe. Comp searches are not valuation or appraisal services of
any kind, and no warranty is made regarding the applicability, timeliness,
or accuracy of any data that may result from such a search.
Today, most comp searches are automated and done by
computer programs offered for lease by commercial providers of real
estate data.
If you are an individual consumer requiring such data, you could try one of the following:
A) Contact us by E-mail
and request automated information for a fee, or
B) contact a
local real estate agent or mortgage broker in your area, who may
provide you with such data as part of their marketing or to earn your
business as a consumer, with or without a fee.
